LEXINGTON, MA - Bierbrier Development, a Lexington based owner and manager of shopping centers in Eastern Massachusetts, has announced today that Custom Ink will join the growing list of regional and national tenants at South Shore Place on Forbes Road in Braintree, MA.

Custom Ink has leased 1,258 square feet of inline space. Headquartered in Fairfax, VA, Custom Ink is a digitally native retailer specializing in custom apparel. Chris Mearn and Rich Lobkowicz of District Advisors represented the tenant, Custom Ink, for the transaction. “Our team is looking forward to welcoming Braintree residents to Custom Ink at South Shore Place, and we know everyone will love how easy it is to create one-of-a-kind gear for their groups,” said Logan Perryman, Custom Ink Store Manager. “From Custom shirt and logo mugs to team jerseys and fundraising gear, our team is here to help however we can.”

LEXINGTON, MA - Bierbrier Development, a Lexington based owner and manager of shopping centers in Eastern Massachusetts, has announced today that F45 will join its growing health and wellness tenant list at Wellington Circle Plaza on Mystic Avenue in Medford, MA.

F45 has leased 2,100 square feet of inline space. Headquartered in Los Angeles, F45 is a functional training franchise specializing in innovative, high-intensity 45-minute group workouts. Jay Najarian of Benoit Real Estate Group represented the tenant, F45, for the transaction.

F45 will join CVS, PhysicianOne Urgent Care, LensCrafters, ATI Physical Therapy, Jenny Craig, Chipotle, T-Mobile, Lyft, Men’s Wearhouse and Boston Market at Wellington Circle Plaza. LEXINGTON, MA - Bierbrier Development has successfully completed the $12.28 million refinancing of Arlington Village Shops in Arlington, MA. Located on Mass Ave. in Arlington Heights, the property is a 26,300-square-foot shopping center with national tenants, including Citizens Bank, Unleashed by Petco, Sherwin Williams, Massage Envy, AFC Urgent Care and European Wax Center.

Brian Corcoran of Ackman-Ziff represented Bierbrier in the transaction. “Well located real estate, combined with strength of sponsorship and and a longstanding relationship with a local lender were paramount in completing this transaction amidst a cautious retail lending market.” said Brian.

Nick Donofrio, First Vice President and Commercial Real Estate Team Leader at Cambridge Savings Bank provided the 10-year financing.

2020 Women in Real Estate Spotlight: Nikki Palmaccio, Cfo at Bierbier Development

What aspects of working from home have you enjoyed most? Working from home while my children have been out of school and camp was an adjustment, but has allowed me to expose them to what I do on a day-to-day basis. They enjoy helping out with small tasks such as stamping envelopes and sending out payments. Just being in the background, preferably not visible, during a Zoom call about leasing or financing has given them indirect exposure to important aspects of business and life that are not easily taught in elementary school. When they do appear on Zoom, Len (president, Bierbrier Development) refers to them as our future vice presidents!

What is the best advice you have received, and who was it from? Larry Lenrow, my former boss and someone who I have since considered a mentor, taught me that accounting is more than just crunching numbers. He taught me that financial data tells the full story of building and before you can understand the numbers, you need to understand the asset. I spent time visiting properties, learning about the factors that affect operations, and developing relationships with the management staff and tenants. Sadly, Larry passed away unexpectedly this year, but I will always have the advice and lessons he gave me and will continue to pass them on in his memory.

What recent project or transaction are you most proud of? A recent accomplishment was the refinancing of a retail property during the pandemic. The refinancing included several tranches of funding, including a construction piece for a new building. Many lenders are not lending in retail due to the significant impact of Covid, which forced some tenants to close and others to scale back or change operations. This transaction taught me about the importance of lender relationships. Staying in touch with lenders and always letting them know what is happening at the property level strengthens the relationship, and allows these transactions to happen even during these unprecedented times.

LEXINGTON, MA - Bierbrier Development has promoted Nikki Palmaccio to Chief Financial Officer. In this new role, she oversees accounting, acquisitions and financing strategies for all properties.

Palmaccio joined Bierbrier in 2017 as Comptroller. She brings over 15 years of financial management experience, having formerly served as a Controller at Winn Residential and The Davis Companies, and as an Associate at a Boston-based retail shopping center REIT. She earned a B.S. in Business Administration from Duquesne University and a Certificate in Real Estate Finance from Boston University.
